Summary/Objective: 

Responsible for complex accounting activities associated with maintaining ledger accounts and for developing financial statements and reports for properties. Direct and oversee activities of property accountants.

Qualifications & Requirements

  • Bachelor’s degree in Accounting, Finance or related field OR equivalent combination of education and experience
  • 2+ years accounting supervisory experience
  • 5+ years professional level accounting experience
  • Property accounting knowledge highly preferred
  • Work towards CPA or CMA preferred

  Essential Functions

  • Directly supervise property accountant staff of 4.
  • Responsible for coaching, training, performance management and development of staff.
  • Submits cash applications to the vouchers/invoices. Researches and resolves accounts receivable issues.
  • Analyzes records of financial transactions to determine accuracy and completeness of entries.
  • Closes month-end accounting books. Prepares bank reconciliations including balance sheet and profit and loss statement.
  • Prepares income statements, balance sheets and various other accounting statements or financial reports for field and management reference for mid to large size customers or markets including reconciliations & variance analysis.
  • Analyzes accounting variances and prepares variance explanation reports. Prepares and/or reviews projections of accounting data to show effects of proposed changes on income and financial condition.
  • Reviews accounts receivables for mid to large size clients/markets or accounts. Examines financial statements and documents for conformance with accounting requirements and principles.
  • Creates month-end accounting entries and reconciles discrepancies; posts to GL and reviews variances to budget. May be required to read and interpret contracts, legal documents, and other agreements.
  • Ability to record complex business transactions in the general ledger.
  • May participate in system conversion or enhancements, and training other staff member on new processes / systems.
  • Reviews and audits funding and payment requests for accuracy, documentation and authorization in accordance with established operating procedures.
  • Responds to and resolves issues and requests from management teams and clients regarding various accounting issues and reports, including Profit and Loss statements.
  • Researches open accounting issues and recognizes potential issues and/or conflicts so corrective action can intercept and minimize issues.
  • Creates and/or reviews complex property budgets and forecasting for assigned property portfolios.
  • Works closely with Property Managers on financial data and accounting transactions.
  • Interface with clients regarding the accounting activities of their assets.
  • Reviews property cash balances on a regular basis to ensure the accurate and timely posting of financial information.
  • Prepares cash projections for owners and property managers to calculate when owner distributions/contributions are necessary.
  • Other duties as assigned.

Commercial Maintenance Technician


Maintenance Technicians

Summary/Objective: 

The maintenance technician is responsible under the general supervision of the Maintenance Supervisor, Property Manager or Community Manager for all phases of general repair maintenance, physical condition of the property and the preventative maintenance programs of the property; to the end that the property is maintained at all time in good physical condition with a stabilized fiscal operation.


Porter

Summary/Objective: 

The Porter is responsible under the general supervision of the Service Manager, Maintenance Supervisor or Community/Business Manager for the general physical condition of the property, specifically that the property is maintained at all times in good physical condition to ensure a clean, and physically attractive product to our residents and display a quality image to the public. 


Summary/Objective: 

The Building Engineer (BE) is responsible for operating, maintaining and repairs of equipment within our managed facilities, specifically focused on the Operations of Boiler, Chillers and Central Plant Operations. The Building Engineer demonstrates professional competency in performing multidisciplinary engineering activities as directly related to the plant/facilities operating environment without any disruption of service.  This is a ‘hands on’ and has to have the ability to manage other team members and positions working with electrical and mechanical service tools and diagnostic equipment.

Requirements:

  • Previous position as Building Engineer or Commercial and industrial maintenance with experience in Boilers and Chiller Operations and Maintenance.
  • A minimum of 6 to 10 years’ experience working in an industrial or commercial environment
  • Strong knowledge of commercial HVAC, electrical and plumbing systems and equipment.
  • Proven skill to cost-effectively troubleshoot, diagnose and repair electrical and mechanical systems and components.
  • Good verbal and written communication skills
  • Excellent customer service skills
  • Ability to read blue prints, schematics, diagrams, etc.
  • Knowledge of current issues relating to building
    operations and maintenance
  • Current state issued Driver’s License

Education:

  • High School Diploma
  • Completion of Apprentice Operating Engineer position or equivalent
  • Technical Institute Diploma, Trade School, Military Training or work experience in an engineering discipline desired
  • Ability to operate a PC

Responsibilities:

  • Repair and maintain selected mechanical and control systems maintaining a log of work done and parts used
  • Supervises 3rd party vendors in the maintenance and repair of electrical, mechanical and control systems when so assigned
  • Use of remote monitoring and control systems to regulate equipment operation
  • Make appointed rounds as outlined and complete tour sheet provided
  • Monitor fire and smoke alarm equipment and report problems to the proper designee
  • Ensure safe working conditions are being maintained in areas of responsibility and report any safety problems
  • Report defective equipment in areas of responsibility
  • Keep all machine rooms and utility spaces neat and clean
  • Respond to house calls as assigned resolving pertinent tenant issues
  • Keep accurate time sheets

Building Engineer II
(Mechanical & Central Plant Experience)


Summary/Objective: 

The Building Engineer (BE) is responsible for operating, maintaining and repairs of equipment within our managed facilities.  The Building Engineer demonstrates professional competency in performing multidisciplinary engineering activities as directly related to the plant/facilities operating environment without any disruption of service. 

This is a ‘hands on’ and will have multi building responsibility primarily focused on electrical related maintenance, but will also have other building related responsibilities.  A strong knowledge in commercial and industrial electrical is a necessity.

  • Previous position as Building Engineer or Commercial and industrial electrical maintenance.

Building Engineer II
(Electrical Maintenance)


Summary/Objective: 

The Lease Administrator is responsible for auditing and abstracting property lease documents as well as entering transaction details into the property management system. This position will oversee transaction deadlines and notifications of changes over the life of the lease.

ESSENTIAL FUNCTION AND RESPONSIBILITIES:

  • Responsible for reviewing and auditing lease abstracts completed by the management team.
  • Enter new leases and amendments into Yardi software with accuracy.
  • Track all critical dates for reporting to the Portfolio Managers.
  • Request and process certificates of insurance as required by the lease documents.
  • Entering insurance information, based on tenant and vendor certificates.
  • Tracking all documents received to ensure all documents are processed.
  • Work with regional staff to obtain appropriate documentation for tenant move in and move out, as well as any other needed documentation.
  • Process Move-In, Move-Out and Hold Over notices for timely invoicing of tenant and adjustment of tenant’s account.
  • Process square foot adjustments and building size changes.
  • Assist in the management of the lease process including initiation of transactions, document processing, data input, and the tracking/reporting of each lease transaction.
  •  Assist Director of Property Management with designing, producing standard, ad hoc reports and review of other reports, as needed.
  • Ensure proper document management measures are followed for all leased, owned and other associated documents. Maintain file retrieval/storage of scan documents.
  • Ensure data integrity.
  • Identify potential conflicts in lease or high risk items.
  • Create and conduct audit functions, tracking and reporting conflicts and errors.
  • Review leases relative to pertinent information including free rent, prepaid rent, security deposits, etc.
  • Build and maintain relationships with all levels of management and accounting staff.
  • Review Yardi abstracts to ensure entry accuracy.
  • Other duties as assigned.

QUALIFICATIONS REQUIREMENTS:

  • Bachelor's degree or equivalent work experience
  • Minimum 2 – 4 years lease audit/administration experience
  • Experience with and knowledge of property management/accounting-type systems including data entry and CAM reconciliations. Yardi Software experience preferred
  • 3-5 years of commercial real estate experience
  • Basic understanding of accounting principles.
  • Ability to excel in a fast-paced environment with rapidly changing priorities.
  • Driven, quick learner, self-starter, team player
  • Excellent time management skills and a proven ability to meet deadlines.
  • High-level accuracy and thoroughness; able to monitor own work to ensure quality.

Lease Administrator


Summary/Objective: 

Seeking a full-time Service Technician for a multi-housing property located in Flint, Michigan. The duties and responsibilities of the service technician include but are not limited to the following:

Responsibilities

  • Perform all assigned tasks in a professional manner to reflect the highest quality standards of the property and company as a whole
  • Ensure a clean, marketable curb appeal by: painting, cleaning, de-trashing the grounds and performing any other tasks related to the physical appearance of the property as needed and/or assigned
  • Perform any necessary grounds work which may include: mowing, weeding, snow removal and other lawn care and routine landscaping duties as may be assigned
  • The target for refurbishing vacancies for leasing is three working days whenever possible
  • The technician shall clean up thoroughly after work is complete and be mindful of not tracking soil into occupied apartments
  • The technician shall follow all company emergency policies
  • Be able to work within the established work schedule and at other times as needed
  • Demonstrate the ability to work on his or her own with only nominal supervision
  • Have knowledge of and observe safety precautions and policy/procedures
