This 8,499 square-foot industrial building in Indianapolis, Indiana came to Bradley Company after the previous listing group had received little interest in the property. At the time we received the listing, there were structural and roof problems and environmental issues.
Strategy
Bradley Company worked closely with the owner to resolve the issues. The roof was patched and the exterior of the building was repainted. The 16 Tech development had been announced in close proximity to the property which gave it potential to become a great investment.
Results
Once the building repairs were complete, there was immediate interest in the property. There were twenty prospective clients and five offers within six months. The building was sold for an offer above the asking price.
