In late July 2016, MarLo Business Services contacted Bradley Company for assistance in finding a new downtown location. The office building where they were currently located was in the process of being sold, and management of the building informed them of the following two potential scenarios.

First, once the purchase was complete, they would have to relocate within the building – on a different floor, and their rent would increase approximately 25% due to a total tenant improvement facelift. Second, they may not be able to stay in the building at all, as the new owner’s intentions weren’t being made public and were also subject to change.

SOLUTION

MarLo Business Services had worked with the broker in the past. A meeting was set up to discuss the site requirements for their relocation, and an immediate search was started to see what was available in the downtown Fort Wayne office market. After narrowing down their options to two potential locations, several letters of intent, and open houses for their clients, a location was chosen. The client came to a mutually acceptable agreement with ownership of the Lincoln Tower office building.

This historic office building is located at 116 E. Berry Street directly across from the Allen County Courthouse, which was a prime motivating factor for choosing this location. The broker was able to negotiate with the landlord for full renovations of the space, and they also equally shared the cost of tenant improvements. MarLo Business Services’ lease is for the entire 5th Floor, with a fifteen (15) year lease term that also includes 30 covered parking spaces at the current lease rate.

RESULTS
