“(The) commitment to our satisfaction was obvious from the beginning. She looked out for our best interests and got us an incredible deal. She exceeded our expectations on every level and made sure we understood the process from beginning to end. We began our search for space in July and had a signed lease in just ninety (90) days.”
STRATEGY
MarLo Business Services had worked with the broker in the past. A meeting was set up to discuss the site requirements for their relocation, and an immediate search was started to see what was available in the downtown Fort Wayne office market. After narrowing down their options to two potential locations, several letters of intent, and open houses for their clients, a location was chosen. The client came to a mutually acceptable agreement with ownership of the Lincoln Tower office building.
This historic office building is located at 116 E. Berry Street directly across from the Allen County Courthouse, which was a prime motivating factor for choosing this location. The broker was able to negotiate with the landlord for full renovations of the space, and they also equally shared the cost of tenant improvements. MarLo Business Services’ lease is for the entire 5th Floor, with a fifteen (15) year lease term that also includes 30 covered parking spaces at the current lease rate.
RESULTS
MarLo Business Services came to a long-term lease agreement they were very happy with, and had this to say about the successful results of their broker:
“(The) commitment to our satisfaction was obvious from the beginning. She looked out for our best interests and got us an incredible deal. She exceeded our expectations on every level and made sure we understood the process from beginning to end. We began our search for space in July and had a signed lease in just ninety (90) days.”
