(Indianapolis, Ind.) Bradley Company announced today that its Indianapolis office is the listing agent for  Harrison Centre, a  61,477 sq. ft. office and retail building in the heart of Ft. Benjamin Harrison. The listing price for the 3.8 acre property is $5,990,000.

The building anchors Harrison Commerce Park, a 20-acre commercial real estate development containing a mix of office, retail, banks and restaurants. Harrison Commerce Park is located directly across 56th St. from the 1.5 million sq. ft. Maj. General Emmett J. Bean Federal Center, and along a major thoroughfare with a traffic count of approximately 25,000 vehicles per day. Harrison Centre is within walking distance of restaurants, retail, a variety of housing options, and the thriving Ft. Harrison district. The property is also located within an opportunity zone.

Built in 2003, Harrison Centre is currently 89 percent leased. The listing agents are Janice Paine and David Ellis. Paine, who co-leads Bradley’s Indianapolis office, has closed  more than $1 billion of investment property sales during her more than 20 years in this market. She has completed eight transactions in Lawrence since 2014, which include the sale of the Word Systems building to Arbor Homes and the purchase of the Phoenix Data Headquarters building.

“We are thrilled to list the Harrison Centre, as it is a significant asset within the Ft. Ben submarket,” said Janice Paine, senior vice president, Bradley Company. “The building is uniquely positioned for a buyer or investor to enjoy a stabilized investment with quality tenants and realize future upside potential. Lawrence is a dynamic community where its residents and visitors truly live, work and play, and we are looking forward to Harrison Centre continuing to support this growth.”

According to the City of Lawrence, its population grew by 11 percent in the last census. Nearly 31 percent of its residents have earned a bachelor’s degree, exceeding Indiana’s average. Because of Lawrence’s location in the Indianapolis metropolitan area, potential employers have quick access to several major interstates.

Once the site of the Ft. Benjamin Harrison military base, the City of Lawrence and community partners like the Ft. Harrison Reuse Authority (FHRA) have spent decades leveraging private and public investment in the community. Lawrence is home to a 1,700 acre state park, and soon will welcome a cultural campus at Ft. Harrison. A $5.8 million grant from the Lilly Endowment will support a cultural plaza, outdoor amphitheater and arts district. The city and FHRA also were recently recognized as one of the state’s rising tech stars by TechPoint, Indiana’s industry-led growth initiative.
