Background
5455 W. 86th Street is a 22,643 SF, multi-tenant office building located on the northwest side of Indianapolis. Due to a number of issues, occupancy fell to 67% and the building’s owner failed to meet its debt service obligations. When this occurred, the lender placed the property into receivership.
Strategy
A comprehensive tenant service program was immediately instituted to ensure the remaining tenants did not vacate the building. Additionally, a complete analysis of the building’s expenses resulted in an operating expense reduction of $2.56/SF.
Results
Seven (7) months after starting the marketing process, the property was sold to one of the building’s existing tenants. Bradley Company provided landlord representation and commercial property management in addition to the receivership.
