Background
Sam Smith and Mitch Doner at Bradley Company were engaged by Gradex to locate an alternative subject property for their office headquarters on the North side of the Indianapolis MSA. Gradex is growing at a rapid pace and wished to relocate to a larger facility that would best foster their growth and company culture so that they would remain an integral component of the construction community.
Strategy
Gradex employed Sam and Mitch in order to maintain their headquarter presence in Central Indiana while also developing a prominent presence to coincide with their growth trajectory. A family-owned company since 1973, Gradex desired to relocate to a larger building not only to aid the company’s growth, but also to foster and harness the growth and development of its employees and company culture. They were occupying first-floor space in a multi-tenant, multi- story office building in one of Carmel’s largest corporate parks and their lease of said space was expiring in less than a year.
Results
After Sam and Mitch presented many potential acquisition options that were available on the open market, they created an off -market option that fit Gradex’s needs very well and was in a location that fulfilled their needs. The office building presented to Gradex as an off-market option was owned by a group with a retiring member. The group was beginning to look for a more efficient building that better suited their needs. After the building was placed under contract, Sam and Mitch assisted Gradex with facilitating the closing of the transaction via a thorough and meticulous, yet efficient due diligence process in less than 2.5 months after execution of the purchase contract.
